As of mid-2026, average residential rates in Mohali sit around ₹8,400 per sq ft, up from roughly ₹8,000 a year earlier. Prime, well-located plots in the established Mohali corridors have moved from about ₹45,000–55,000 per sq yard a decade ago to ₹2 lakh+ per sq yard today — a 3.5–4x rise. In New Chandigarh, plot rates currently range from about ₹40,000 to ₹65,000 per sq yard depending on the pocket and developer, while apartments run ₹4,500–7,000 per sq ft.

Broadly, well-chosen tricity land has appreciated in the region of 10–15% a year over recent cycles. That is the headline reason plots have a loyal following here. But appreciation is never guaranteed, and averages hide a lot — location, approvals and timing matter more than the asset type itself.

  • Easier financing: banks fund flats readily; plot loans are shorter and need more margin.
  • Amenities & security: gated living, power backup and community without building anything.

The honest caveats

A plot in an unapproved or litigation-prone layout can underperform a good flat badly. Always check the licence, RERA registration where applicable, and the registry chain before you fall in love with a price. That verification — not the plot-vs-flat debate — is what actually protects your money.
